LOHMER TUBBY LOHMER'S TRAVEL AGENCY APRIL 1, 1980 CONDITIONS: 1) All applicable provisions of the Washington County Ordinance as well as any more restrictive provisions of the City of Stillwater concern- ing commercial development shall be complied with. 2) Upon agreement between the County Planning Department, City of Still- water and the Joint Powers Planning Committee, no plan review or build- ing permit will be completed prior to the approval and issuance of this special use permit. 3) Sanitary sewer and water improvements shall be constructed in compli- ance with engineering standards and approval from the City of Still- water. 4) Municipal sanitary sewer and water services shall be utilized in accord- ance with the agreement established with the City of Stillwater. 5) On-site drainage shall comply with the grading and site plan as indi- cated on the attached plan dated March 31, 1980. 6) Design and location of access drives shall be located as indicated on the attached site plan dated March 31, 1980. 7) Parking and internal circulation shall comply with the attached site plan dated March 31, 1980. 8) All drives and parking areas shall comply with the attached site plan dated March 31, 1980. 9) All turfed areas on the parcel that have been disturbed or destroyed during the construction phase of this project shall be graded with top- soil, rough seeded, mulched and fertilized or sodded prior to May 25, 1981 in accordance with the recommendations of the Washington County Soil Conservation Service. 10) Design, locations and specifications of signs shall conform with the County Ordinance and subject to approval from the County Zoning Admin- istrator. All signs shall require a sign permit to be issued by the Washington County Zoning Administrator. 11) This permit shall not be considered a building or sign permit. 12) All waste materials and refuse shall be stored inside a fenced area. Tubby Lohmer's Travel Agency Conditional Use Permit JP -CUP -80-002 April 1, 1980 Page Two 13) Six inch (6") poured in place concrete curbs or concrete curbing ap- proved by the Zoning Administrator shall be installed around the cus- tomer parking areas as indicated on the attached site plan dated March 31, 1980. 14) Any alterations to the attached site plan shall be reviewed and ap- proved by the County Zoning Administrator and shall require an amended special use permit. 15) Any plant materials that do not survive must be replaced as needed where indicated on the attached site plan dated March 31, 1980. 16) The parking lot shall be lighted according to the standards of the Joint Powers Zoning Ordinance. 17) The conditions of this permit shall apply to the land described and shall not in any way except herein noted, be affected by any subsequent sale, lease or other change from the current ownership. 18) Non-compliance with the conditions and attachments of this permit shall be considered a violation of said permit and may result in revocation of said permit. 19) Consti-twL[on shall begin within one (1) year after the issue date of this permit or the permit becomes void. 20) A $10,000.00 performance bond shall I)e submltted to the County to in- sure compliance with the conditions of this permit.
