CALL TO ORDER
Cathy Buck chaired the committee and called the meeting to order at 5:35 p.rn.
APPROVAL OF MINUTES
Harry Peterson moved to approve the March 16, 1983 minutes as presented.
Ann Bodlovick seconded. Motion carried unanimously.
BUSINESS MEETING
har_r_Y Axdahl/John Ogen -- Preliminary discussion of minor subd-ivis�ion.
Mr. O'Donnell explained Larry it ahl was prescrit for prelimina��y �.i1 roval of
a subdivision before a public hearing -is field, and presented the cornnri'ttee
with a site plan. Mr. Axdahl stated he owns parcel 2380 and would like to
purchase parcel 2390 from John Ogren and split the property into three lots.
Ray Senkus questioned if the lots meet the minimum requirements. Mr. O'Donnell
replied they did.
Cathy Buck expressed concern that the existing buildings are setback very
close to the rear of the lot and in the Future someone may want to put two
buildings on one lot. Bodlovick suggested pLrtt-ing a limitation of one
building per lot may be necessary.
Ann Bodlovick questioned Mr. Axdahl about the drainage area on the property. -
Mr. Axdahl replied that John Ogren had filled in the drainage area which should
have been left open. Bodlovick stated she was familiar with water sitting on
parcel 2390 and asked the engineer to address this issue. Mr. Moore stated
Mr. Ogren has filled the ditch for drainage and was informed to correct the
problem. Mr. Ogren was told he could either, extend the pipe end through the
fill area for drainage or open the ditch area again. Nothing has been done
as of yet, but Mr. Moore stated Mr. Magnuson, City of Stillwater Attorney,
indicated to him that Mr. Junker has been hired to do the work. Mr. Axdahl
is willing to correct this situation. Mr. Moore recommended a drainage
easement be dedicated to the city.
Don Raleigh stated that Mr. Axdahl would like a letter from the engineer
describing the things that have to be done for the purpose of closing a real
estate transaction.

Ray Senkus moved that Mr. Moore address a letter to Mr. Axdahl regarding
the drainage requirements. Harry Peterson seconded and motion carried
unanimously.
Buck questioned the building setbacks to the rear lot line. Mr. O'Donnell
cplied there is only 5' (30' required) but nothing can be done since this
is an existing situation.
•.r. O'Donnell stated before the public hearing the applicant would have to
submit a final grading plan. He also stated a park dedication -fee is required,
the parking must meet the Joint Powers Ordinance, an easement should be ded-
icated for drainage, and felt access to the middle lot should be from Curve -
crest as opposed to Greeley Street.

looking at Lot 7, Block 3, Feely's Addition in the Industrial Park. Ike
lot is larger than what is needed. Mr. Vierling presented the committee
with a tentative plan drawn up by Dick Olson, his consultant.
Cathy Buck asked Mr. Vierling if his firm has considered the possibility of
purchasing a smaller lot that meets their needs. Mr. Vierling replied they
are looking for a smaller lot, but this lot is cheaper per foot than anything
else being offered and there are professional type offices in this area.
There was discussion regarding sewer services. Mr. Moore stated there is
only one service into this particular lot. if subdivided, the developer
would have to open up the street again and put; in more services. Ray
Senkus pointed out this could raise the per foot cost considerably.
Buck stated she did not understand subdividing this lot when there are
smaller lots available. Mr. Vierling stated if the committee would prefer
to see a more manufacturing type use, his firm could loot: elsewhere in the
Industrial Park. Ann Bodlovick stated she had no strong feelings about not
subdividing the parcel considering the size of it. Ray Senkus had no
objection for not subdividing the lot as long as the applicant was aware
of the additional cost of stubbing and so forth. Harry Peterson felt with
Immuno Nuclear on the south and Dental Arts on the north, it is not very
likely to get an industrial type building on thelot and didn't have any
problems with a subdivision as long as there was a compatible use on the
other part of the lot.
Ann Bodlovick moved to change the next meeting date to June 22, 1983. Ray
Senkus seconded. Motion carried unanimously.
Dick Moore introduced Ken Meister as the new city engineer.
ADJOURNMENT
Harry I'etAson moved to adjourn at 6:20 p.m. Ann Bodlovick seconded. Motion
carried unanimously.

for the above property. This sub -division bond is for landscaping and
traffic signal in the amount of $10,000.
Please advise if the work agreed upon has been completed so that we may

convenience.
If you have not accepted the work agreed upon, please state the dollar
amount that is left to complete this agreement.
