1. Case No. 445 Pat Mulvehill for the church property at
(Special Use and the corner of 4th and Pine Streets - to
convert to three dwelling units, an office
Variances) and meeting room - variance for distance
from buildings and property line on the West;
to the south for driveway; setback variances;
variance for percent of lot coverage.
2. Case No. 446 James Dallager for property on West Olive
Resubdivision & Street between Oak and Pine Tree Trail to
variance resubdivide these 6 lots into 5 single family
residential lots and possible vacation of Oak
Street - three variances for lot area and three
variances for lot frontage are also requested.
3. Case No. 447 Mark L. Anderson, 422 W. Pine Street for side
Variances and rear setbacks for a proposed garage.

The Chairman, Tbmt Farrell, called the meeting to order at 7:10 P.M.
CASE NO. 446 - James Dall.ager for property on West Olive Street between

Resubdision & Oak and Pine Tree Trail to resubdivide these b lots
Variance into 5 single family residential lotsand possible va-
cation of Oak Street - also, three Vices for lot
area and three variances for lot frontage.
Mr. Bruce Folz explained the request to the members. He stated what was once
called "The Liberty Gas Station" is on lot one and just Southwest is an old shed
and West is a,house. These lots were platted sometime in-the.1850's or 18601s.
R. Meister asked if -the underground tanks would be removed and was. told they will be.
The condition of the garage was questioaied by C. Swanson. Mr. Folt stated that the
only building worth re -modeling would be -the house.
R. Meister raised the question of drain -water problem. A neighbor, Kehr Meister,
stated that he has a problem with drain=water and the only way he could prevent it
would be to redo his driveway.
Catch basins should be looked into by the City.
Tbm Farrell asked the dimensions of the lot.° mr. Folz stated •the lots are platted
at 50. 20 length after vacation of street would be 128.4.,- The -additional 25'
would make it 153' long .
A neighbor, Lowell Satterbak, who awns property to the South stated his concerns
about 50' lots. He said he has seen this size lot on the East Side of Pine Tree
Trail and there is not one lot with access by a driveway. He also stated there is
no merit to keeping any of the buildings up. They are an eye -sore to the neighborhood.
C: Swanson stated that this property is in unslghtly condition and there should be
some assurance by Council that this be,cleaned up.
Motion: By C. Swanson to recommend approval of the resubdivision of the
six lots to 5 lots and the vacation of Oak Street and granting
of the variances in lot sizes of 1, 2 and 3, provided that the
vacated building on lot one and the shed on lot 2 and the tanks
and advertising sign be removed.
Seconded by D. Miller.
Unanimously carried.
CASE No. 447 Nark L. Andersen, 422 W. Pine, for side and rear setbacks
Variances for -a proposed garage.
Mark Andean presented his request. He stated he will be building a 1'I car garage over
his existing 19' driveway.
Motlon: By. R.: Meister to approve the request for variances.
Seconded by R. J. Vania
Unanimously carried.
!n+ts request has already been approved by the Council,on J-16-82
contingent on the support of the Plarzning Cowdssion.
CASE NO. 445 Pat Mu.vehill for the church Property at corner of Fourth and
Special Use & Pine Streets - to convert the 3 dwelling units, an office and
Variances meting roan - variance for distance fram buildings and property
line on West, to the South for driveway; set -back variances;
variance for percent of lot coverage.
Pat Mul.vehill presented his request to the members. He stated:his intentions are to move
znto the area and up -grade the building, making it three dwelling units including an
office and meeting roan for his business, Growth and Performance, -Inc:, of which he is
the only employee. He stated the Tneeting room would be used frm tire to time. to bring
the client in and sometimes 4 or 5 people to set up a plan of strategy.
C. Meister stated that P: M'ulvehill's plan would be an improvement to the area.
Glenn Medb�ry, a neighbor, questioned Mr. Mulvehill_ if the building was structurally
sound. He stated.that the building inspector has looked of it and it is sound.
There was concern by Mr.-Medbery and his wife, Patricia, that their property lime extends
about 1-3�' beyond the hedge.
Another neighbor was concerned regarding assurance that the work would get done.
Motion: By J. Vania to recommend special use for business and -variances
for set -back -on North and Fast sides contingent upon surveyors
report and the variance percentage of land cover and zoning to
R-�3.
Seconded by D. Miller.
Carried unanimously.
With no further business appearing, the meeting was adjourned at -8:35 p.m.

RESOLUTION APPROVING EMPLOYMENT.
BE IT RESOLVED, by the City Council of the City of Stillwater,
Minnesota, that the employment of GWEN MONTY as Secretary for
the Planning Commission from and after March 16, 1982 is hereby
approved; and that as compensation for services the said Gwen
Monty shall receive the sum of $5.00 per hour.
Adopted by the Council this 16th day of March, 1982.
