City Hall 7:00 P.M.
1. Case No. 448 David Roettger, 907 West Willard for side
Variance yard variance of six feet between his
proposed garage and neighbor to the west
of his property - two foot from west
property line.
2. Case No. 449 Marguerite L. Nelson, 413 Hanson Place to
Special Use Permit operate an office service business in a
one -family district.
3. Case No. 450 Mike Dorendorf, 1114 N. Owens St., for
Variance garage addition to make a total of 1200
square feet. Variance of 450 square feet.
Ordinance limit is 750 square febt.
4. Case No. 451 Nancy Inderieden, 229 E. Chestnut St., for
Variance sign for the Papier, etc. Shop. Code limits
size to 12 inches over the sidewalk.
Proposed sign will extend 3 feet over side-
walk.
5. David Horst -mann - request for additional
uses for his Special Use Permit (Preschool
Nursery)

The Chairman, Tom Farrell, called the meeting to order at 7:05 p.m.
Motion by Russell Meister to approve the minutes of the last meeting. Seconded by
Barbara Avise. Motion carried unanimously.
CASE N0. 448 David Roettger, 907 West Willard for side yard variance
Variance of six feet between his proposed garage and a neighbor
to the west of his property - two foot from west property
line.
Mrs. David Roettger presented the request for variance. She stated they are trying
to save a black walnut tree. She has a letter from a neighbor, Margaret H. Peterson,
919 W. Willard St., stating she has no objection to the proposed garage.
Motion: By Russell Meister that side yard variance of
six feet between his proposed garage and a neighbor
to the west of his property be approved.
Seconded by C. J. Sleiter
Unanimously carried.
CASE N0. 449 Marguerite L. Nelson, 413 Hanson Place, to operate an
Special Use Permit office service business in a one -family district.
Ms. Nelson gave a brief outline of her proposed business. She stated it will be done
on a part-time basis and will have a desk and typewriter in one of the bedrooms of her
home.
She was advised to also put a fire extinguisher in the room.
Mr. Farrell asked her if their might be parking problems or external signs advertising
her business. She stated she for -sees absolutely no parking problems as this is on a
part-time basis and she will not have any external signs on her home.
Motion: By C. J. Sleiter to approve a special use permit to operate
an office service business in a one -family district.
Seconded by Barbara Avise.
Unanimously approved.
CASE NO. 450
Variance
Mike Dorendorf, 1114 N. Owens St., for a garage
addition to make a total of 1,200 square feet -
variance of 450 square feet.
Mike Dorendorf presented plans for a garage addition.
C. J. Sleiter questioned Mr. Dorendorf regarding the use of a garage this size. He
stated he has a car, boat, camper and pickup.
Mr. Farrell commented that this lot was extra large.
Mr. Dorendorf also stated that he is remodeling his house and the garage would be of
the same siding and design.

Motion: By Russell Meister to approve variance of 450
feet for garage addition to make a total of
1200 square feet.
Seconded by Dean .Miller
Unanimously carried.
Nancy Inderieden, 229 E. Chestnut St., for sign
for the Papier, etc. Shop - two foot variance for
proposed sign to extend three feet over sidewalk.
Ms_ Inderieden presented diagrams of proposed sign and pictures of the building. She
stated that the square shape is detailed with the character of the building. She stated
her main concern is that the sign be visible from Main Street. She said the sign will
be hung so that it is structurally safe.
Barbara Avise questioned lighting of the sign. Ms. Inderieden stated she will be able
to shine a light through the window from the inside.
C. J. Sleiter questioned Ms. Inderieden why a variance should be granted specifically
for her shop. She stated once again because of the visibility so her customers know
where the new location for her shop is.
Barbara Avise asked if she had considered advertising on her awning, Ms. Inderieden
stated that it would not be adequate as the area would not be very large.
C. J. Sleiter suggested the possibility of a one -foot sign with writing up and down.
She stated this would not be very visible and it is more difficult to read up and down.
C. J. Sleiter commented that we should not start the problem of precedence. He feels
that if a variance would be granted for her shop, what would prevent other store owners
from wanting even larger signs. Ms. Inderieden explained other business neighboring
her that would probably not want signs. Barbara Avise stated that the precedence goes
farther than Chestnut Street,
Motion: By C. J. Sleiter to deny request for two foot
variance for proposed sign to extend three feet
over sidewalk.
Seconded by Barbara Avise.

Additional Uses for
Special Use Permit
Request for additional uses for his
Special Use Permit (Pre -School Nursery)
Mr. Horstmann explained five requests which he would like added to his special use
permit. They were the following:
1. An open -house for prospective parents - appr. 4 per year
2. Parent -Board meetings - appr. 4-6 times a year
3. Some kind of event in which parents and children would get
together (pot -luck dinner, -picnic, etc.)
4. Annual yard sale
5. Parenting classes as a service to the community.
It was the general concensus of the committee that the first four requests were
definitely pre-school related functions and Mr. Horstmann should not have to come
back to the Planning Commission each time he would like to do something related
to usual pre-school activities.
Motion: By Barbara Avise to recommend that special
Use Permit be expanded to include those
activities that are a normal part of running
a pre-school.
Seconded by Russell Meister
Unanimously approved.
There was further discussion on item number five above, The Committee considers
this expanding his business rather than a related normal activity of a pre-school.
Motion: By Russell Meister to deny increase of business
from other schools.
Seconded by Barbara Avise
Unanimously carried.
Motion by Russell Meister, seconded by Barbara Avise to adjourn at 8;15 p.m.
