1. Case No. 479 William A. Johnson, 653 Hidden Valley
Variance Court for a variance for the extension
of an attached garage to accommodate
a family room addition.
Garage extension places it inside the
required 30 foot minimum distance of open
space between property line and structure.
(14 foot variance).

Thomas Cropp, 1504 South Greeley, for a
Special Use Permit
Special Use Permit to expand the living
quarters by adding a second story to the
existing building operating under a
Special Use Permit.

The chairman, Tom Farrell, called the meeting to order at 7:00 p.m.
Motion by Russell Meister, seconded by Barbara Avise to approve the
minutes from the meeting of March 28, 1983 as presented. Motion
carried.
CASE NO. 479 William A. Johnson, 653 Hidden Valley
Variance Court for a variance for the extension
of an attached garage to accomodate a
family room addition. Garage extension
places it inside the required 30 foot
minimum distance of open space between
property line and structure (14' variance)
Mrs. Johnson informed the Committee of details of the addition. The
plan also includes a 3/4 bath. She states that the 7 or 8 neighbors
they have spoken with indicate that they are favorable of the plan.
Josephine Vania stated that the addition may stand out significantly and
that Croixwood was built aesthetically that way. Al Zepper stated that
the house is on an isolated culdesac in Croixwood and only 4 houses
are on it.
Motion by Josephine Vania, seconded by Ronald Newman to deny request
for variance. Request denied - 4 no (Avise, Vania, Newman, Farrell),
3 yes (Meister, Seitz, Miller).
CASE NO. 488 Thomas Cropp, 1504 S. Greeley, for a

Mr. Cropp stated his intentions for the addition. He states there will
be a 24x24 classroom which he will use for in—service education.
Motion by Douglas Seitz, seconded by Russell Meister to approve Special
Use Permit. Unanimously carried.

Mr. Karnuth explained his plans. The Committee noted that he will need
an additional variance because there should be 15' from eave to structure.
Motion by Josephine Vania, amended by Russell Meister, to approve variance
of 3' for sideyard variance, 3 foot for back variance and eave to
structure variance with the stipulation that the whole interior of the
structure be finished with sheetrock. Motion unanimously carried.
CASE NO. 490
Variance
Glenn Taylor, property at Birchwood Dr.
N. (just N. of Myrtle St. - E. side) -
2500 sq. foot lot size variance. One
Family Zone requires 10000 sq. feet.
Mr. Taylor stated that there are other homes built nearby with smaller
property dimensions. It was discussed by the committee and noted that
the area was re -platted after the map he was using, so the information
was incorrect. He stated the house would be 24x50 with a tuckunder
garage. A neighbor stated concerns of the driveway being on a curve.
Motion by Russell Meister, seconded by Ronald Newman to deny request
for variance. Unanimously carried.
CASE. NO. 491

N. (just N. of Myrtle St. - W. side) -
12.6 foot frontage variance.
Mr. Taylor stated his plans for a 26.42 house with a tuckunder garage
set in the long way on the property. Al Zepper stated there is some
question as to an existing house being on the property.
Motion by Dean Miller, seconded by Russell Meister to approve front
variance subject to verification of lot line. Unanimously carried.
CASE NO. 492 Nordquist Sign Co. for two signs at
Variance the Grand Garage Building for new
restaurant (LeBistro's). One illuminated
and one un -illuminated.
Mr. Weyer, owner of the restaurant and a representative from Nordquist
Sign Co. presented their plans for two signs. The first would be non -
illuminated and placed by the side entrance. This would have standard
spot lights. The question was raised whether or not the spot lights
would be a hazard to traffic coming down the hill. It was explained
that the sign would actually block the lights and there would be no
reflection. The committee noted that there is actually a 2" variance
needed.
The second sign would be a 3 -sided self -illuminated sign, similar in
design and color to the Grand Garage sign. It would not be bright and
would be 4x6 put on the upper level corner of the building. The sign
ompany and Mr. Weyer feel that the sign proposed would be far more
aesthetically pleasing than a flat sign that would not need a variance.
BArbara Avise expressed her concern of setting a precedence for all
the shops within the building wanting exterior signs.
Motion by Dean Miller to approve request for the non -illuminated sign
and that the second self -illuminated sign be approved but reduced to
3x42' and placed on the lower level at the same heighth as the Grand
Garage sign. Seconded by Doug Seitz. Motion carried - 4 yes (Meister,
Seitz, Miller, Newman) 3 no (Vania, Avise, Farrell)
Motion by Russell Meister, seconded by Barbara Avise to adjourn at
8:55 p.m.
Tom Farrell informed the Committee that a meeting must be called before
the next regularly scheduled one (which will be May 23rd at 7 p.m.)
for the purpose of acting on a request for a cable TV antenna on the
Benson farm. The meeting for this purpose was scheduled for Thursday,
May 12th at 7:00 p.m.
