RESOLUTION GRANTING DESIGN APPROVAL FOR AN AMENDMENT TO A
MASTER SIGN PLAN AT 321 MAIN STREET SOUTH
WHEREAS, the City of Stillwater received a design review application from Cathy
Nielsen (CD Products Inc.) ("Applicant"), for property located 321 Main Street South,
legally described as in Exhibit A (the "Property"), regarding the amendment of an existing
Master Sign Plan for a multi-tennant building in the Downtown Stillwater Design Review
District; and
WHEREAS, the on August 16, 2023, the Heritage Preservation Commission for
the City of Stillwater considered the request.
NOW, THEREFORE, BE IT RESOLVED, that the Heritage Preservation
Commission of the City of Stillwater hereby approves the amendment to the Master Sign
Plan for 321 Main Street South, allowing a change in location for one wall sign and change
in sign designs in the Downtown Stillwater Design Review District. The approval of the
design is based on the following findings:
The proposed design meets the requirements of the Stillwater Design Guidelines and City
Zoning Code.
a) View the building as a whole and plan a unified sign design strategy to take
advantage of all possible sign locations.
b) Design the sign plan to emphasize the whole width and geometry of the building
and individual storefronts and tenant spaces
c) Placement of individual tenant signs shall be coordinated to achieve a unified
signage appearance in sign heights, widths, depths, coloring and lettering sizing.
d) Signs shall use a common lettering style and color scheme.
e) A sign shall not span across different buildings.
Conditions of Approval:
1. Plans shall be consistent with those included in this report.
2. All minor modifications to the plans shall be approved in advance by the
Community Development Department. All major modifications shall be approved
in advance by the HPC. Determination of the distinction between "major" and
"minor" is defined in the Zoning Ordinance.

as follows: Beginning at a point on the East line of Main Street, 29.29 feet southerly from
the Northwest corner of said Lot 9 along the East line of Main Street; thence southerly along
the East line of Main Street to a point on said Lot 10, intersected by the North line of Nelson
Street; thence Easterly along said North line of Nelson Street, a distance of 120 feet; thence
northerly along a line parallel to said East line of Main Street to a point 31 feet south of the
North line of said Lot 9; thence Westerly and parallel to the North line of said Lot 9, to a
point which is 48.9 feet East of the Easterly line of said Main Street; thence Northerly and
parallel to the Easterly line of said Main Street a distance of 1.44 feet; thence Westerly to
the point of beginning. Together with the vacated portion of Water Street that accrues to
said Lots 9 and 10 by reason of that certain Resolution dated October 25, 1932 and
recorded October 26, 1932 in Book 122 of Deeds, page 235. Excepting therefrom the east
